Seller-first referral service
Sell the right way for your situation
There are three ways out of a house: list it, take cash, or sell on terms. Each one costs you something different. We put the numbers side by side, then hold one full-time agent to written standards until it closes. You pay us nothing.

Sellers pay nothing, ever
Full-time agents only
One point of contact through closing
Your information is never sold
Six paths
Pick the exit that fits the situation, not the one that pays the most
Every path below is a real option with a real cost. We tell you the downside before the upside, and we never push one.
Operating standards
Three numbers we can actually promise
Not volume claims. These are the conditions we run on, and they are the same for every referral.
4 hrs
Maximum time to first contact
Agent calls within 4 hours, same business day. Miss it and the referral is reassigned.
$0
What sellers pay CloseCenter
Nothing up front, nothing at closing, nothing ever. The agent pays our fee out of theirs.
30 days
Listing review checkpoint
A scheduled review using the agent's own numbers, not a status text.
What we hold the agent to
The accountability layer
Four standards, in writing, the same on every referral. Not a service promise — a set of conditions the agent keeps or loses the referral.
Full-time agents only
Real estate has to be the agent's primary income. We do not screen on closing counts — a low-volume full-time agent beats a high-volume part-timer on responsiveness.
If it slips: the referral moves to another agent in the area. Coverage is not exclusive.
Contact within 4 hours
The agent calls you within 4 hours, same business day. Not a text blast, not an automated drip — a call from the person who will handle the file.
If it slips: tell us. We reassign, and we tell you we did.
30-day listing review
At day 30 the agent sits down with you and reviews their own numbers: showings, feedback, days on market, price position. No spin, no new photos as a substitute for a decision.
If it slips: we run the review ourselves and put the numbers in front of you.
On the file through closing
One person at CloseCenter owns your outcome from the first call to the closing table. You are not handed off to a queue.
If it slips: you have a direct line and a name, not a support inbox.
How it works
One process, whichever side you are on
Short, and the same every time. If a step slips you hear it from us first.
- 1
Tell us the situation
Address, timeline, and what is actually driving the sale.
- 2
See the three paths side by side
Listing, cash, and creative terms with the real cost of each. We do not steer.
- 3

Full-time, local, matched on track record in your price band.
- 4
30-day review
The agent reviews their own numbers with you and makes a recommendation.
- 5
Close
We stay on the file until it closes. The agent pays our fee then.
Sellers
What people say after the file closes
Situations, not slogans. Every story below is a seller who came in on a deadline and left with the number they were shown at the start.
I inherited my mother's house in Knoxville and lived four hours away. CloseCenter laid the listing number next to the cash number and told me the cash offer would come in under market before I asked. We listed, it went under contract, and I never had to guess what was happening.
Two payments were about to hit at once. The agent called me the same afternoon, not three days later, and we closed in about two weeks. The discount was real and they said so up front instead of burying it.
Our first agent went quiet for a month. CloseCenter reassigned us without an argument and the new agent did the 30-day review with actual showing numbers. That review is the reason we repriced instead of sitting all summer.
Eleven acres that three residential agents had no idea how to price. They sent me someone who sells land, and we sorted access and survey before it ever went live.
Seller stories are representative of files CloseCenter has referred. Names are shortened for privacy and are replaced with fully verified, named reviews as sellers give written permission. Outcomes vary by market, condition, and timing.
Why sellers use us
What you get in writing, before anyone calls
Reviews are the last thing you should have to trust. Start with what we commit to.
You see the downside first
Every path page states the cost, the timeline, and the specific way it can go wrong before it states the benefit. The cash-offer page leads with the discount to market.
Nothing to sign with us
There is no CloseCenter agreement, no exclusivity, and no cancellation. If the agent is the wrong fit, say so and we route again at no cost.
A number, not a form
Call or text 865.256.9362 and you reach the person who handles the referral. The same person stays on the file until it closes.
Cost
Sellers pay CloseCenter nothing, ever
Not a discounted fee. Not a fee at closing. Nothing.
- What you pay us
- $0, up front or at closing. There is no agreement with CloseCenter to sign and nothing to cancel.
- What the agent pays us
- 30% of their referral-side commission, flat, paid at closing through their brokerage. It does not raise your commission rate.
- What you still pay
- Normal commission and closing costs, negotiated between you and your agent. On a cash sale, the discount to market is the cost, and we state it in dollars before you decide.
